GTA Multifamily Q2 2026 Report

GTA Multifamily Q2 2026 Report
Today we're releasing our Q2 2026 Report for the GTA multifamily market.
Report Highlights
Stable Transaction Activity
Transaction activity remained stable in Q2 2026, with 19 multifamily transactions completed and 1,239 suites traded. Total sales volume reached $418 million, down 8.3% year-over-year, reflecting a greater concentration of smaller and mid-sized transactions rather than a decline in market activity.
Resilient Pricing & Stable Cap Rates
Average price per suite increased 5.6% year-over-year to $307,600, supported by the sale of newer, higher-quality assets and continued stabilization in asset values. Average cap rates remained effectively stable at 4.64%, increasing just 7 basis points year-over-year as improved visibility around interest rates supported more consistent underwriting and narrowed expectations between buyers and sellers.
Market Continues to Normalize
Investors remained focused on in-place income, financing assumptions, and achievable rental growth. While rental market conditions softened due to elevated new supply, slower population growth, and reduced international student demand, older, stabilized apartment buildings and more affordable rental product continued to demonstrate stronger occupancy fundamentals.
